Overview

At the heart of our Fund Management business is a commitment to aligning investment opportunities with our fund strategy and philosophy. Our services encompass providing growth capital, project financing, and special situation funding to developers, showcasing a track record of success. As on date, we manage four schemes under our subsidiaries, step-down subsidiaries, and associate companies through SEBI, IFSC, and DIFC-registered AIFs, which include:

  1. Real Estate Special Opportunities Fund – 1
  2. Real Estate Credit Opportunities Fund – 1
  3. Nisus High Yield Growth Fund – 1
  4. Nisus High Yield Growth Fund Closed-Ended

Our fund management approach targets global opportunities, special situations, and urban infra credits, focusing on both performing and opportunistic investments in the real estate and infrastructure sectors. With strategic investments across geographies, including the Gulf Cooperation Council (primarily in the UAE), Mumbai, Bangalore, and other major Indian cities.

In the past, we successfully managed Real Estate Asset Performance – 1 (REAP-1), with a corpus of ₹400 Crores, under our subsidiary Nisus Finance & Investment Managers LLP.

Our integrated approach combines fund management with advisory services, creating a cohesive ecosystem where developer partners and investee developers collaborate closely. This synergy enhances the value proposition for all stakeholders, allowing us to explore joint ventures and strategic opportunities across diverse asset classes, including residential, commercial, retail, hospitality, industrial, and warehousing sectors.

Core Pillars of the Investment Philosophy:
  1. Personal Skin in the Game: Our sponsors commit 5%-15% of the fund’s total corpus from their own capital, ensuring alignment, engagement, and a prudent approach to investments. This personal investment has allowed us to consistently outperform industry return and exit averages, offering a significant comfort factor to our investors.
  2. Capital Protection and Risk-Adjusted Returns: Our strategy focuses on protecting initial capital while achieving risk-adjusted returns. We employ rigorous risk assessments, diversification, and hedging strategies, supported by active portfolio management, cost control, and strict regulatory compliance. This approach optimizes performance while minimizing risks for long-term, sustainable results.

Mr. Amit Goenka, Managing Partner at Nisus Finance Investment Managers is an industry veteran and has successfully managed over 5 funds with successful and timely exits. He has built a proven track record of over USD 300 mn in India Real Estate asset management through establishment of the core philosophies of investment, viz deft documentation and structuring, realistic planning and capitalisation, high skin in the game and focus on exits. Mr. Goenka has played a pivotal role within the India real estate ecosystem over the past 15 years, actively helming and participating in industry bodies like NAREDCO, GRI, CREDAI, FICCI and IMC, and representing the sector on various government panels including SEBI, RBI, RERA and Ministry of Housing. Mr. Goenka is a much sought after speaker at all Real Estate forums in India including VCCircle, FICCI, IMC, CII, GRI, APREA, NAREDCO etc besides his frequent appearances on mainstream electronic and print media. He brings high brand recall and assurance to the stakeholders and is deeply networked within the Indian Real Estate industry. He is passionate about real estate investments that provide capital assurance and high risk adjusted returns.

In keeping each fund pool of limited size with co-investment opportunities for LPs, we are agile to the market’s capital needs, evolution of models and needs of our investors. Our products and investments are uniquely structured, meet the investee companies needs while optimising the risk and return matrix.

We are forward looking in our business outlook and have incorporated principles of Environment, Social Impact and Governance (ESG) as part of our business, investments and with each of our investee companies. We encourage projects with strong ESG framework and work closely with promoters to propagate the best practices with ESG in their developments and dealing with all stakeholders.
